This agreement is entered into by and between ____________________________________(owners) and Ron Hodges of Saipan Real Estate (broker). For and in consideration of Broker’s services to be rendered in listing for sale, lease, or lease reassignment and in undertaking to sell/lease or find a purchaser (or lessee) for the property hereinafter described, then the parties understand and agree that this is a listing to sell/lease the real estate commonly described as:

If said property is in any way disposed of by the broker or by anyone else within the specified one year time frame , it is agreed to and understood that the broker shall receive a commission of six percent (6%) for improved property and ten (10%)percent for vacant land of the total sale or lease price.

Should property be sold, leased, or traded after the expiration of this listing agreement to a purchaser with whom broker has been negotiating with the property, then said commission shall be due and payable in full at closing.

Owner agrees to furnish a certificate of title showing a good and merchantable title of record, and further agrees to convey the warranty deed or title on payment in full.
